Delivering a 43,500 SF mission-critical workspace on an accelerated timeline without compromising quality, cost or certainty. 

In New York City's competitive commercial real estate environment, speed and precision are not optional. They are essential. When Octus needed to transform 43,500 square feet of raw corporate space into a high-performance workspace on Fifth Avenue, the challenge was clear: deliver a sophisticated, technology-enabled environment under compressed timelines while maintaining the budget discipline and quality standards expected of a Class-A building. 

The project delivered on every dimension, advanced technology integration, high-quality finishes, and seamless building coordination, within the approved budget, demonstrating that fast-track timelines need not compromise fiscal responsibility.

THE CHALLENGE: Preventing disruption in a challenging urban context

Corporate fit-outs in Manhattan's premier office towers present unique complexities, and Octus' project was no exception. The scope required seamless coordination across architecture, MEP systems, IT infrastructure, AV integration and building management, all within the constraints of an occupied building and strict operational protocols.

The project's compressed schedule created immediate procurement risks. Long-lead items including AV systems, IT infrastructure, specialty lighting and custom millwork threatened to create bottlenecks that could cascade through the entire timeline. At the same time, cost certainty had to be established and maintained from the outset, with full transparency and no scope creep. And throughout it all, Octus needed to remain fully operational in their existing space, with a seamless transition into the new environment the moment their lease expired. 

For a company providing mission-critical intelligence services, any disruption was not an inconvenience. It was simply not an option.

THE APPROACH: Stay ahead of complexity to deliver certainty

Connected's response was systematic, proactive and built around a single principle: resolve complexity before it reaches the field. This was achieved via: 

  • Early Trade Partner Engagement: Critical subcontractors and suppliers were brought into the process during design development, allowing for concurrent procurement while design details were finalized. 

  • Phased Release Packages: Rather than waiting for complete construction documents, work was released in strategic phases, allowing construction to proceed in parallel with design completion. 

  • Intensive Coordination Workshops: Regular page-turn sessions with designers, engineers, and consultants identified and resolved conflicts before they reached the field, eliminating costly rework and schedule delays. 

  • Strategic Cost Management: Progressive budgeting aligned with design development established cost certainty by providing continuous cost tracking that enabled informed decision-making at every stage of the project. Strategic value engineering preserved architectural intent while eliminating unnecessary expenditure, and competitive trade bidding ensured market-rate pricing throughout. Constructability reviews conducted ahead of installation reduced labour inefficiencies and prevented change orders before they could arise, while careful phasing and sequencing minimised premium overtime costs and avoided excessive building charges.  

Managing the realities of high-rise construction in Manhattan required equal discipline. Just-in-time deliveries minimised staging requirements and building congestion. Weekly look-ahead schedules were shared with building management and security teams, ensuring seamless integration with building operations. Where necessary, weekend and extended-hour work was deployed selectively to maintain critical path milestones, always coordinated around building and adjacent tenant constraints. 

Safety and quality were managed with the same rigour. Daily coordination briefings, pre-task planning, and toolbox talks ensured every team member understood site-specific safety requirements. Enhanced housekeeping standards and site access controls protected both workers and building occupants. 

Quality was managed with equal rigor. Collaborative punchlist walkthroughs with Octus and pre-planned coordination with consultants facilitated smooth Department of Buildings closeout and final sign-offs, delivering a completed workspace that met every specification without compromise.

THE OUTCOME: A workspace supporting mission-critical intelligence activity

The Octus project was delivered on time, within budget, and without a single day of operational disruption. Octus remained fully operational in their existing space throughout the entire construction process, transitioning seamlessly into their new environment when their lease expired, avoiding the costs of temporary relocation, swing space or service interruption entirely.
